In December 2018, we acquired the land north of Horsham that was granted planning permission in March 2018 and previously controlled by Liberty Property Trust.
As a financial services institution, we have been involved in housing for over 20 years and are committed to investing for the long term in housing for all ages, social groups and housing tenures. This includes housing for rent and for sale, and ranges from first homes to homes for later living.
We deliver much more than housing. We are committed to delivering social value through our developments and building communities, not just homes. As part of this commitment, we want to hear from the local community about how we can support local needs in Horsham.
Since acquiring the land north of Horsham, we have been hard at work reviewing the approved plans and considering each element. This includes considering whether improvements can be made to the approved plans while we do further work on the details required to deliver the development.
In November 2019, we held drop-in events to update the community on what we’ve been doing, explain what’s going to happen in the coming weeks and ask residents to input into the future delivery of the site.
We had lots of positive conversations and appreciate the feedback we received after the events. The comments we received are extremely valuable as we work towards creating a sustainable development that supports local needs and delivers socioeconomic benefits for Horsham.

What are we proposing?
The site is located on land north of the A264 in Horsham. It has planning permission for a sustainable development including:
- 2,750 new homes in a range of sizes and tenures, including affordable housing
- 500,000 sq ft of new employment space
- An education campus for Bohunt Horsham School
- A new sports hub
- New pedestrian, cycle and road connections
- Extensive green space and landscaping
